01The story goes

Four friends who smelled something fishy.

We bought condos in Hoboken and Morristown, then watched our HOA fees climb for reasons nobody could explain. Turns out our management companies were quietly marking up every expense and burying it in the budget (while also charging BS budget renewal fees).

So we built the company we wished we’d hired. Flat fee. Open books. A portal where the master deed, the budget, and every dollar spent is one click away — no phone tag, no mystery line items, no markups. Like, ever.

03Built different

Software that won’t let things slip.

The team runs your building. These are the tools behind them — both built in-house with AI, both doing the boring work no one else remembers to.

Built in-house · AI

An operations portal that forgets nothing.

Every task, work order, renewal and inspection lives in one system we built ourselves. It knows when your DCA registration lapses, when the elevator is due, when the reserve study has gone stale — and it puts those in front of us before they’re late, not after. Nothing here depends on somebody remembering.

Roof leak — unit 4B · vendor dispatched
Q3 reserve transfer · posted
Elevator inspection · scheduled
0 items open · 0 overdue
Answering · live 24/7

A line that never sends you to voicemail.

Call any time and an AI receptionist actually picks up. It routes you to the right person on the team — and when it’s a leaky faucet at 11pm, it opens the work order itself. In the system before you’ve hung up. Not a call center; it knows your building.

Caller“Hi — there’s water under the sink in 4B.”

Vessel line“Got it. I’ve logged a plumbing request and flagged your manager.”

04The money

Three things every board should ask about.

Ask your current manager these. The answers tell you more than any proposal will.

01

How often are the books updated?

Ours are reconciled every single week in Buildium — the same portal owners pay through — and the financials are there 24/7, always current. Most companies close quarterly. Some do it twice a year. That’s how a board ends up with a P&L assembled by someone who failed high school algebra.

02

Where is our money sitting?

Every association we manage has its own bank account. This should not be a selling point. Some management companies pool multiple associations’ funds into one account, which is genuinely insane. Your money sits by itself, where it belongs.

03

Who picks the contractors?

Everything goes out to bid. No preferred vendors, no sweetheart deals, no kickbacks, no percentage skimmed off an invoice. Unspent budget goes into your reserves, not into our pocket.

05What we handle

Everything your association needs, handled.

A

Transparent finances

Budgets, reserves, and every single invoice — visible, itemized, and never marked up. Your board sees what we see.

B

Maintenance & vendors

Work orders tracked start to finish, with vetted vendors billed at honest prices. Nothing disappears into a black hole.

C

The owner portal

Master deed, budgets, payments, and requests — all self-serve, all the time. Built in-house, actually usable.
